Facts on this card were last verified by the Vidastu Advisory desk on 25 August 2026; the Phase 1 close on 1 September 2026 is recorded above. Vidastu Advisory is a UP-RERA registered agent, UPRERAAGT000309/01/2026, and is not the developer.
Gaur Alaris is at Plot GH-13, Sector 22D, on the Yamuna Expressway — a YEIDA address. That puts it outside Noida city: the sector is planned by the Yamuna Expressway Industrial Development Authority, not the Noida Authority. The developer deck puts Noida International Airport, Jewar at 16 km and the Eastern Peripheral Expressway at 10 km, and the plot number sits on the project's UP-RERA filing — so this is an address you can check rather than take on trust.

Corridor update, 2 August 2026: per the Gaurs sales desk, Phase 1 cheque count on this airport corridor has moved past 700, tracked since late July/early August 2026 — first-come, first-served throughout, until Phase 1 bookings closed on 1 September 2026. Running, dated count: Gaur Alaris allotment status — dated desk counts.
Count of record: the Gaurs sales desk counted 1,200+ allotment cheques as of 24 August 2026, with each position fixed by the date that cheque was received. Phase 1 bookings have since closed, on 1 September 2026, so that sequence is now a closed record.
A themed address, on a corridor still building itself
Gaur Alaris is the RERA-registered name for the project first shown to buyers as Codename Plume, and marketed briefly as Gaur Chrysalis 2.0 / Gaur Plume. It's a peacock-themed development by Gaurs (Gaursons) in Sector 22D, Yamuna Expressway — inside the YEIDA planning belt, on the same expressway as Noida International Airport. UP-RERA project registration UPRERAPRJ950965/07/2026 (Phase 1), registered July 2026.
Gaur Alaris — project details
Status: officially launched — grand launch held, with press reporting 1,088 apartments and ₹1,900 crore in expected sales (Construction Week India / The Hindu BusinessLine, 9 August 2026). The desk count reached 1,200+ allotment cheques as of 24 August 2026; allotment ran first-come, first-served on the corridor's airport side. BSP stood at ₹9,000/sq.ft* (revised 23 August 2026) against the stated ₹12,000/sq.ft* launch price when Phase 1 bookings closed on 1 September 2026.
The family commute math: a family home works when everyone's day does — Sector 22D puts Noida International Airport minutes away by expressway, with schools and the corridor's daily infrastructure detailed in the location sections below.
Every field below comes off the public RERA record — the same register you can open at up-rera.in yourself. Check it against the filing before you act.
Why buyers booked ahead of the formal launch
The list of record, at the 1 September 2026 close: BSP ₹9,000/sq.ft*, revised 23 August 2026, putting the 1550 sq.ft 3 BHK at ₹1.40 Cr* and the 1950 sq.ft above it in proportion, against the developer's declared launch price of ₹12,000/sq.ft*. Bookings are closed; these figures are a record, not a live offer.
Gaur Alaris carries a Base Selling Price of ₹9,000/sq.ft*, revised on 23 August 2026 from the ₹8,499/sq.ft* that stood as on 12 August 2026. On our arithmetic that puts the 1550 sq.ft 3 BHK at ₹1.40 Cr* to start and the 1950 sq.ft 3 BHK proportionately above it; Gaurs has declared ₹12,000/sq.ft* as the launch price. Phase 1 bookings closed on 1 September 2026, so both figures are a record of where the list stood rather than a live offer. Pages elsewhere still quoting ₹1.30–1.32 Cr "onwards" on an ₹8,499/sq.ft* base carry the list that stood before 23 August — out of date twice over, once at the revision and once at the close. Everything that sits on top of the base — preferential location, GST, IFMS, parking, club — is itemised on the written cost sheet our desk issues, dated the day you ask for it, rather than quoted as a loose all-in figure.
*Indicative, on the price list of record. BSP stood at ₹9,000/sq.ft* when Phase 1 bookings closed on 1 September 2026 — the developer's stated launch price is ₹12,000/sq.ft*. Gaur Alaris follows a Construction Linked Plan (CLP): 10% booking, 10% within 45 days, staged 5% instalments through construction, 10% on possession. Itemised charges (PLC, GST, IFMS, parking, club, etc.) are shared on request, so the numbers you get are current to the day you ask.
How is Gaur Alaris connected to Noida International Airport, the Yamuna Expressway and YEIDA?
Gaur Alaris sits in Sector 22D, which isn't inside Noida city — it's on the Yamuna Expressway, the corridor NCR's newest airport, industrial belt and expressway network are all being built around. Here's what's actually confirmed about that corridor, not what's assumed about it.

Noida International Airport, JewarOperational since 2026. Phase 1 capacity is reported at approximately 12 million passengers a year, with the airport's planning envelope taking that to roughly 70 million passengers as later phases are built out. It is operated by Zurich Airport International AG — the group behind Zurich Airport in Switzerland.

·
The Yamuna ExpresswaySector 22D sits directly on this ~165-km Delhi–Agra expressway — the road Gaur Alaris addresses itself by, not a side lane off it. The distances above are the developer's own stated figures; door-to-door drive time still varies by the exact access route in use, so our sales desk shares current, on-ground estimates on request.

Is buying on the airport corridor near Jewar a good investment?
Buying Gaur Alaris on the airport corridor near Jewar is not a promise of appreciation — it's what's confirmed about the corridor today, and the general pattern airport-led corridors tend to follow.

An operational airport changes what a corridor is worth arguing about
Before Noida International Airport, Sector 22D was a YEIDA plot on a highway. With flights operating and Zurich Airport International AG running the terminal side, the conversation shifts to how fast logistics, hospitality and retail follow — not whether the road exists.

YEIDA has been allotting industrial land here for years, not months
The manufacturing, logistics and MSME parks YEIDA has been developing along this belt are the employment base that typically arrives ahead of — not after — residential demand. It's a slower story than a launch-week headline, which is part of why it's still underpriced relative to Noida's established sectors.

The airport this corridor is being planned around
India's largest airport, planned among the world's largest aviation hubs at full build-out, spread across 1,300+ hectares and developed by Zurich Airport International AG — the same operator behind Zurich Airport in Switzerland. This is the anchor Gaur Alaris addresses itself by; treat the growth case as a pattern, not a promise.
What is the investment case for the Yamuna Expressway corridor?
Sector 22D's value is a corridor story, and the Gaur Alaris developer deck lays that corridor out in detail. We've reproduced its case below and kept every status word exactly as the deck states it — approved, proposed and planned mean different things, and an honest read keeps them apart. Treat this as the corridor's direction of travel, verified item by item at the official sources — not a promise of returns.
The expressway Sector 22D addresses itself by is already the spine of one of NCR's most deliberately planned growth belts — an operating airport, a rail lattice and an industrial-institutional build-out layered along the same road. The three sections that follow are that build-out, exactly as the developer presents it.
Is Noida International Airport already operational?
Per the Gaur Alaris developer deck, this is the anchor the whole corridor is being planned around — and it is already operational.

Rail connectivity

-

An approved extension of the Noida Metro Aqua Line reaching toward the corridor.
-

-

-
Boraki Multimodal Logistics Park (MMLP) Proposed
A proposed multimodal logistics park, with a proposed Boraki railway station strengthening last-mile connectivity.
-
Dedicated rail-link projects Planned
Additional dedicated rail-link projects planned to knit the corridor into the wider network.
A corridor being rebuilt around its airport
Per the developer deck, the corridor's momentum isn't a single project — it's industrial parks, logistics infrastructure and institutional development rising together along the same expressway. That layering is what typically brings jobs first, and the households that follow them next, onto a corridor like this one.
Enabling the next wave of economic momentum
The deck groups the corridor's economic build-out into industry, future mobility, an urban framework, and the regional impact that follows. Reproduced below, per the Gaur Alaris developer deck.
Manufacturing & industry
- Medical Device Park
- Electronics & Advanced Manufacturing Zones
- Semiconductor & Electronics Cluster
Sustainability & future mobility
- EV Charging Infrastructure Hub
Next-generation urban framework
- Raya Urban Centre (Master Plan 2031)
- Aerotropolis Development Zone
- Olympic-Level Sports City
Regional economic impact
- Employment Expansion
- Population-Led Consumption Growth
- Retail & Commercial Expansion
None of this is a promise that any single item lands on a fixed date, or that prices move because of it — the deck presents a plan, and each item carries its stated status for a reason. What it does show is why buyers are treating Sector 22D as a corridor decision: the airport is operating, the industrial belt is being allotted, and today's Base Selling Price (₹9,000/sq.ft*) sits below the launch price (₹12,000/sq.ft*) that follows. Verify every corridor claim at its official source before you decide.
Which companies have already committed to YEIDA's industrial belt?
YEIDA's industrial-belt data isn't from the Gaur Alaris developer deck — it's public reporting on YEIDA's own industrial-land allotments, the employment base the corridor argument above rests on. As of January 2026, YEIDA had allotted 3,113 industrial plots across the belt, with named investors including Vivo (Sector 24/24A), a Foxconn–HCL joint venture committing €3,706 crore (Sector 28), New Holland (₹5,000 crore), Escorts Kubota (190 acres, ₹4,500 crore), RPSG (3 GW solar), SAEL (8.5 GW across 200 acres), Patanjali, Bikanerwala, Minda (Sector 10) and Sonalika — a combined base reported to bring roughly 1.8 lakh jobs to the corridor. Verify current allotment figures directly with YEIDA before treating any single number as fixed.
Statewide investment data points the same way. Per UP-RERA's half-yearly report, reported by the Times of India, 29 July 2026, Noida (Gautam Buddh Nagar) and Ghaziabad together accounted for 61% of Uttar Pradesh's entire H1-2026 real-estate investment (the report's own headline rounds this to 60%) — statewide, 143 approved projects worth ₹31,952 crore, with Noida alone contributing 27 projects, ₹15,678 crore and 13,160 units, and Ghaziabad adding 19 projects, ₹3,989 crore and 9,500 units (a combined ₹19,000 crore and roughly 22,660 units, 49% of units statewide). UP-RERA chairperson Sanjay Bhoosreddy called it evidence of "growing confidence among homebuyers and investors." That reporting window runs January–June 2026; Gaur Alaris registered with UP-RERA on 28 July 2026, just after it closed, so it isn't one of the projects counted in these H1 figures — read it as this corridor's momentum continuing into the second half of the year, not as inclusion in the report. Verify current figures yourself at up-rera.in.
Configuration: one theme, two sizes
Gaur Alaris Phase 1 is offered in a single configuration — 3 BHK, peacock-themed — sized two ways so a compact professional household and a larger multi-generational one aren't forced into the same floor area. If a listing offers you a 4 BHK at Gaur Alaris, or quotes unit sizes other than 1,550 and 1,950 sq.ft, it is not describing the Phase 1 plan registered under UPRERAPRJ950965/07/2026 — check the filing at up-rera.in before you trust the page.
Exact unit layouts — room dimensions, balcony orientation, tower and floor availability — are confidential and shared privately once your enquiry reaches our sales desk. That keeps the layout you receive current, not a scanned brochure page from an earlier phase.

Codename Plume → Gaur Chrysalis 2.0 → Gaur Alaris
The same project has carried three names as it moved from pre-launch preview to RERA registration. It was first shown to early buyers as Codename Plume, then briefly referenced as Gaur Chrysalis 2.0 (also written Gaur Plume) during pre-RERA marketing. Gaur Alaris is the name that's actually on the UP-RERA certificate — UPRERAPRJ950965/07/2026 — so it's the only one that matters at booking time. If you were tracking this project under an earlier name, this is the same address, the same developer, and the same peacock theme.
One name that does not belong to that sequence is Gaur Bento — a separate Gaursons studio project at Sector 19 inside Gaur Yamuna City, further along the same expressway and still at a pre-registration stage. The two are confused often enough to be worth stating plainly: UPRERAPRJ950965/07/2026 is the Sector 22D registration, and it does not describe any other project.
Gaurs' newest Yamuna Expressway studio project, Gaur Bento: the desk publishes its dated register position and a refundable EOI route at Gaur Bento on the Yamuna Expressway.
Which Gaur Alaris floor plans exist, and how do you get the layout?
Gaur Alaris Phase 1 has two floor plans, both 3 BHK — 1550 sq.ft and 1950 sq.ft saleable area — per the RERA-registered plan under UPRERAPRJ950965/07/2026. Saleable area is not the same as RERA carpet area, and the carpet figure for each size is not published — ask for it in writing. The room-by-room layouts themselves are confidential and aren't published on this site; the sanctioned project details sit on the UP-RERA record at up-rera.in, and our sales desk sends the layout that applies to your size and tower, along with the full cost sheet, once your enquiry reaches them.

The masterplan: eight towers, one peacock-themed clubhouse
Eight Art Deco towers — Eleganza, Evania, Gaudium, Elance, Azura, Orlena, Elara and Aurea — each rising 34 storeys around a shared clubhouse podium.

Club Regalia — 85,000 sq. ft. clubhouse, 15,000 sq. ft. terrace
The clubhouse, Club Regalia, is peacock-shaped across five levels, with a double-height lobby and an indoor green courtyard at its centre. With the 15,000 sq. ft. terrace on top, it accounts for the roughly 1,00,000 sq. ft. of indoor and outdoor amenity space spread over 75+ named amenities.
What sits right next to Gaur Alaris?
Gaur Alaris sits directly next to Gaur Chrysalis Phase 1 — Gaursons' earlier, already-registered project on the same Sector 22-D masterplan — which has its own 7 named towers (B1-Arista, B2-Azure, B3-Celeste, B4-Cielo, B5-Helena, B6-Luna, B7-Nova) and its own clubhouse, Club Orion. Select Gaur Alaris homes look out over both developments at once — the developer's own masterplan calls it "two landscapes, one rare view." The neighbour also explains a count you may see quoted elsewhere: pages saying Alaris has "7 towers" are counting Chrysalis Phase 1's seven next door. Gaur Alaris itself is eight.
What does not sit next to it: Gaur Bento studio apartments, at Sector 19 inside Gaur Yamuna City, further along the same expressway. That is a separate Gaursons site at a pre-registration stage, with its own township around it — none of it forms part of the Sector 22-D masterplan described here.

Six of the 75+ amenities, named individually rather than lumped into a single adjective.

Signature Heated Pool
An indoor, temperature-controlled pool designed for year-round use rather than just the warmer months.

Revitalizing Hot & Cold Bath
A dedicated hot-and-cold circuit, set apart from the main pool deck.

State-of-the-Art Gymnasium
A full equipment floor, built into the clubhouse footprint rather than tucked into a basement.

Grand Entrance Lobby
The double-height arrival sequence, styled to the project's peacock theme.

Landscaped Greens
Open, planted grounds threaded around the pool decks and walkways between the eight towers.
Phase 1 closed on 1 September 2026 — what can the desk still do?
Gaur Alaris stopped taking Phase 1 bookings on 1 September 2026. Three things the desk still does for a buyer today: share resale options within the project as they surface; walk you through the registered record — the cost sheet and floor plan as they stood at close, and the UP-RERA filing, UPRERAPRJ950965/07/2026; and keep you on the update list for whatever Gaurs opens next at Sector 22D. New Phase 1 bookings are the one thing it cannot take.

What exactly is Gaur Alaris?
Gaur Alaris is where the airport corridor actually lands: Gaurs' (Gaursons) Phase 1 of peacock-themed 3 BHK homes in Sector 22D — the YEIDA sector a few minutes' drive from Noida International Airport (Jewar) — built around a 1,00,000 sq.ft amenity programme. RERA UPRERAPRJ950965/07/2026; verify every detail at up-rera.in before you rely on it.
Gaur Alaris ke 3 BHK ki price kya hai? What does a 3 BHK at Gaur Alaris cost?
A 3 BHK at Gaur Alaris, Sector 22D, stood at ₹1.40 Cr* indicative when Phase 1 bookings closed on 1 September 2026 — on a Base Selling Price of ₹9,000/sq.ft*, revised 23 August 2026, against the developer's stated launch price of ₹12,000/sq.ft*. Prices on our surfaces are dated; get any figure you plan to act on in writing from the desk.
Gaur Alaris Sector 22D mein kahan hai? Where is Gaur Alaris located?
Gaur Alaris is at Sector 22D, inside the YEIDA planning belt on the Yamuna Expressway itself, 16 km from Noida International Airport (Jewar) per the developer's official deck — and a distinct address from Gaur Yamuna City in Sector 19. For a location-first buyer that is the whole story: Alaris is the Gaurs launch closest to the terminal, on the corridor's spine rather than off it.
What is the RERA number of Gaur Alaris?
Gaur Alaris carries UP-RERA project registration UPRERAPRJ950965/07/2026, registered in July 2026 for Phase 1. Search it at up-rera.in and read the filing yourself; the registered address confirms exactly what this site is about: Sector 22D, on the expressway serving Noida International Airport.
What amenities will residents have at Gaur Alaris?
After the commute, the landing at Gaur Alaris: Club Regalia's 1,00,000 sq.ft programme — an 85,000 sq.ft five-level Grand Clubhouse plus a 15,000 sq.ft terrace, signature heated pool, hot-and-cold baths and a full gymnasium — sits inside the gates, minutes from the terminal you flew into.
Gaur Alaris kab tak ready hoga? What is the Gaur Alaris possession timeline?
Gaur Alaris Phase 1 carries a RERA-declared possession date of 9 June 2031 (09-06-2031), under registration UPRERAPRJ950965/07/2026 — the date to plan any relocation or rental timeline around. Confirm it on the certificate at up-rera.in; treat earlier dates from intermediaries as unverified.
Gaur Alaris, Chrysalis 2.0 aur Codename Plume — same project hain ya alag?
Same project, final name: what the corridor knew as Codename Plume and then Gaur Chrysalis 2.0 registered with UP-RERA as Gaur Alaris in July 2026 — same Sector 22D address either way.
Gaur Alaris mein konse configuration hain — 3 BHK ya 4 BHK bhi?
Phase 1 at Gaur Alaris is 3 BHK only — peacock-themed homes in two supers, 1,550 and 1,950 sq.ft. No 4 BHK exists in this phase; exact layouts and the airport-side orientation questions get answered through the enquiry form.
Is this the official Gaurs website?
Alarisnoida.com is not the official website of Gaurs/Gaursons for Gaur Alaris. It is run by an independent UP-RERA registered channel-partner advisory, agent registration UPRERAAGT000309/01/2026. Call or WhatsApp our sales desk for current, verified information.
How far is Gaur Alaris from Noida International Airport? Airport se kitni door hai?
Per the official Gaur Alaris developer deck, Noida International Airport, Jewar, is 16 km from the project, the Eastern Peripheral Expressway is 10 km away, and the Noida-Greater Noida Expressway is 18 km away. Exact drive times still depend on which gate and access road are in use; our sales desk can share current estimates on request.
Kya Gaur Alaris mein payment plan available hai? What is the payment plan?
Gaur Alaris follows a Construction Linked Plan (CLP): 10% on booking, 10% within 45 days, 5% at each construction milestone, and a final 10% on offer of possession. The itemised cost sheet is shared along with the full price list on WhatsApp once your enquiry reaches our sales desk, so the schedule you receive is current to the day you ask rather than a copy from an old brochure.
Is Gaur Alaris a good investment? Kya yahan invest karna sahi rahega?
On Gaur Alaris, we don't promise returns or appreciation — nobody honestly can. What's confirmed is the corridor itself: an operational airport, an industrial belt YEIDA has been allotting for years, and a price today (BSP ₹9,000/sq.ft*) sitting below the launch price (₹12,000/sq.ft*) that follows. Treat that as a corridor decision, not a guarantee, and verify current facts independently before committing.
What does UP-RERA H1-2026 data say about this corridor?
Per UP-RERA's half-yearly report, reported by the Times of India, 29 July 2026, Noida (Gautam Buddh Nagar, the district Gaur Alaris sits in) and Ghaziabad together drew 61% of Uttar Pradesh's entire H1-2026 real-estate investment (the report's own headline rounds this to 60%). Statewide: 143 approved projects worth ₹31,952 crore. Noida alone: 27 projects, ₹15,678 crore, 13,160 units. Ghaziabad: 19 projects, ₹3,989 crore, 9,500 units — a combined ₹19,000 crore and roughly 22,660 units, 49% of units statewide. UP-RERA chairperson Sanjay Bhoosreddy called it evidence of "growing confidence among homebuyers and investors." That reporting window covers January–June 2026; Gaur Alaris registered with UP-RERA on 28 July 2026, just after it closed, so it isn't counted in these H1 figures — read it as the corridor's momentum continuing into the second half of the year, not as inclusion in the report. Verify current figures at up-rera.in. Ghaziabad's own H1-2026 filings include Gulshan Empire, on the NH-24 corridor, a different address from Sector 22D. Its Wave City registration sits on Gulshan Empire at Wave City, Ghaziabad.
Gaur Alaris mein booking kaise karein? How do I book a unit at Gaur Alaris? (booking amount)
Phase 1 bookings closed on 1 September 2026. Share your name and number through our enquiry form or WhatsApp and our sales desk sends the cost sheet and floor plan as they stood at close, and confirms the current position on Gaur Alaris.
Has construction started at Gaur Alaris? (site progress status)
Physical construction milestones have not been reported yet. What does exist on the record is a financial figure: a chartered accountant's certificate filed on the project's UP-RERA record (G.S. Mathur & Co., dated 11 June 2026, reporting as on 31 May 2026) puts cost incurred at 7.87% of the filed project cost of ₹1,44,872 lakh — that is money spent, not construction completed, and the reporting date falls before the project's July 2026 RERA registration. We will note later CA certificates as they post. Verify it yourself: search UPRERAPRJ950965/07/2026 at up-rera.in.
Are resale flats available at Gaur Alaris? (resale price)
Phase 1 bookings closed on 1 September 2026, so fresh primary allotments are no longer on offer — any Gaur Alaris unit offered to you now is a resale or an allotment transfer. Verify the seller's allotment against the developer's own records before paying anything, and ask our desk on WhatsApp to cross-check the offer for you. The desk also tracks which nearby Sector 22D projects currently have resale homes available.
